Pre-qualification
This is the first step of the mortgage process: go to Pre-qualification and answer the
questions. With your permission, we will then look at your credit report, calculate your
debt to income ratios, and determine the best mortgage program that meets your personal
financial needs. We will then tell you what your down payment, closing costs, and monthly
payment will be based on the mortgage you qualify for, and provide a letter of
Pre-Qualification to show to your realtor and the sellers of the property you may be
interested in.
Mortgage Approval
To continue with the approval process, you will be asked to provide additional information
to support the questions you answered in the Pre-qualification step. At this point, your
mortgage application will be submitted to underwriting for conditional approval (subject
to property appraisal, etc.)
Closing
This is the final step of the mortgage process where legal documents are signed and funds
are transferred.
As stated in our Mission Statement, our goal is give you the best possible service in securing
your funds in a timely manner.
After completing the Pre-Application form, It's important to understand that at the time of application you need to provide the following: (It is strongly recommended that you submit complete information, in order to avoid any delay in the underwriting process).
- Last 2 pay stubs
- W-2 form for years 2003 & 2004
- If self employed, your last 3 years business and personal income tax returns.
- Last 2 statement(s) re:pension, 401k, retirement fund, etc.

Signed letter of explanation re: any credit discrepancies (if applicable),
and any recent credit inquiries (recent credit application for a car purchase, etc.)
- If a refinance:
- Copy of Deed & Survey
- Copy of homeowner's policy declaration page (must include insurance agent's phone number)
- If a purchase:
- Agreement of Sale
- Realtor's name and phone numbers
- If using an attorney, their name & phone number
- Copies of any divorce, alimony and child support decrees, bankruptcy discharge papers and/or judgement satisfactions
